The turnover period should be managed as a short project with three separate tracks: legal/accounting, property condition, and leasing.

  • Confirm possession and termination date.
  • Reconcile the ledger.
  • Calendar the deposit deadline.
  • Prepare and send the refund or claim notice.
  • Preserve the complete tenancy file.

Property Track

  • Address safety and water intrusion first.
  • Change locks and access codes.
  • Remove property only through the correct procedure.
  • Separate damage repair from upgrades and routine maintenance.
  • Obtain invoices and photograph completed repairs.

Leasing Track

  • Decide whether rent or terms should change.
  • Prepare accurate marketing photographs after work is complete.
  • Avoid advertising conditions or amenities that are not ready.
  • Establish the earliest realistic possession date.
  • Screen the next applicant under consistent written criteria.

Do Not Let a Deposit Dispute Delay the Turn

The property can usually be repaired and marketed while a deposit issue is being handled. Preserve evidence first. Then move the property back toward occupancy. Vacancy often costs more than the disputed repair.
